Directly on Bellevue Downtown Park, Park Row emerges as the latest legacy offering from Bosa Development, designed by Amanat Architects as a natural extension of its parkfront setting. Drawing on the park's circular forms and shifting light, the residences blend indoor and outdoor living with refined finishes and nearly 25,000 square feet of amenities. Compass's Luxury Division sat down with John Pallante, Managing Director of Compass Development Marketing Group, to discuss the vision behind the development, the rise of parkfront living in Bellevue, and what sets Park Row apart in the region's luxury landscape.

For those discovering Park Row for the first time, how would you describe the vision behind this development and the lifestyle it was designed to offer? 

Park Row offers a rare opportunity to live parkside in one of the best neighborhoods in the Pacific Northwest. Bellevue has long been established as a leading city for live/work/play. As more high-end retail and restaurants open along with major corporations moving to town, Park Row is at the forefront of the next generation of luxury Bellevue living. 

The property is a legacy project from Bosa Development. Their third in the greater Seattle metropolitan area and stands among the finest condominiums offerings throughout the US. With refined finishes, intuitive services and a suite of amenities, the project is setting a new bar in the Pacific Northwest for condominium living.

Park Row occupies a truly rare position directly on Bellevue Downtown Park. How did that parkside setting influence the architecture, interiors, and overall living experience? 

One of the incredible design details of Park Row is the way the building seamlessly blends into the park. There is no street or barrier separating the building from the park. Therefore not only do the residences sit just beyond the tree line, but the amenities and retail spaces pour into the park. The residences are all designed with floor-to-ceiling glass to capture views as well as gracious terraces to enjoy the views and refreshing breezes blowing off the lake through the rustling trees. 

The interiors were designed with two color palettes designed to compliment the green of the park and blue of the sky. With refined finishes in both the bathrooms and kitchens, the homes are designed to entertain.

In a market filled with luxury high-rises, what do you believe makes Park Row fundamentally different from other condominium offerings in Bellevue and the greater Seattle region?

The building’s architecture has been described as drawing inspiration from the Pacific Northwest landscape. Can you speak to some of the specific design details, materials, and architectural decisions that help bring that vision to life?

Amanat Architect’s approach was to design Park Row as a natural extension of its parkside setting. The building takes inspiration from Bellevue Downtown Park, from its circular form and water features to the way light, shadow and greenery change throughout the day.

You see that influence in the gentle curves, rhythmic lines and clean architectural details. The materials were selected to feel bright, refined and connected to the environment rather than heavy or imposing.

One of the most important design decisions was to keep the podium level as open and inviting as possible, allowing the amenities, retail and public areas to connect back to the park. That is what makes Park Row feel different. It is not simply beside the park, it is designed to belong to it.

Wellness and balance seem to be central themes throughout the project. How were the nearly 25,000 square feet of amenities curated to support that lifestyle? 

The amenities are very exciting. The indoor pool and spa are my favorite - they have this glass way that opens and connects the indoor and outdoor areas and overlooks the park. If you’re lounging or doing laps, the trees will provide a serenity only found at Park Row. In addition, the fitness center also captures these serene views over the park. Outside of wellness, every need is anticipated, including private garage parking with EV capabilities, private storage, a Library, parkside terrace and a Lounge that allows for owners to host private events. Of course pets are a priority with a pet spa and outdoor pet retreat. 

The residences strike a quiet, understated elegance rather than overt opulence. How would you describe the design philosophy behind the interiors and living spaces?

The residences are designed to feel timeless yet modern. With two distinct color palette options - owners can decide between the Air or Earth Palette, both neutral enough that it works with a wide range of décor styles. The open kitchens are outfitted with integrated appliances. Bathrooms are finished with lighting fixtures and tile that balance a playfulness with rich textures - a wonderful combination for engagement with your senses. Of course with wood floors throughout and open living spaces - the homes were designed for living - with room to fit a king bed, sectional sofa and to host dinner parties at home. These are not “cookiecutter” designed - they are true residences designed for comfort.  

Bellevue has rapidly evolved into one of the country’s premier luxury and tech-driven cities. What makes this particular location so compelling for today’s luxury buyer? 

This is the greatest location in Bellevue. Not only our parkfront location, but the building is an equal walking distance to the amazing shopping at Bellevue Square as well as the restaurants along Main Street - the best of both worlds. On top of that - you’re also walking distance to most major office buildings as well as the beach and launching piers on Lake Washington.  

Park Row follows the success of Bosa Development’s One88 tower nearby. In what ways does this project build upon or elevate that legacy? 

Park Row elevates the offering established at One88. The finishes, amenities and services are the next generation offering from Bosa Development. The buildings are also across the street from each other - so they also act as siblings- defying this corner of Bellevue Way. It was always the design intent to act with responsibility and to introduce a new level of living to the Pacific Northwest.
